Thank you for the suggestion, Maris. Unfortunately as Realtors we are not legally allowed to discuss crime rates and criminal information. I would recommend contacting the local sherif department or looking at the criminal information on the Greenville County crime map. I also believe that this is a better way to get the information you are seeking as it will provide data and facts instead of personal bias as well.

Helpful video! Can you describe the allergy seasons in Greenville and Myrtle Beach, and do they bother you? thanks.
I'm glad the video was helpful! As far as allergies go, I've spent a good amount of time in Myrtle Beach, but I have not lived there so I don't think I could fairly answer that question. I did find a resource online thought that said Greenville has low-medium volume of pollen compared to Myrtle Beach which has medium volume of pollen. www.pollen.com/map/sc The effects vary from person to person, I've had people who have said that it didn't impact them at all and people who have said that they've never had allergies and they had a tough time in the spring here. For me personally, the allergies do not impact me too much unless I do yard work. I've found that for the people that it does impact, it takes 1-2 allergy seasons to get used to the seasonal allergies here. Most people experience the effects in the spring from pollen.

You could find this in just about any of the suburbs in town. There isn't a specific location that you'd see. It is a little more common, though, as you get South of Simpsonville, West of Greenville, in the Northern parts of Greer and Taylors, and as you get past Greer/Taylors on the East side.

Can you do video, how much plumber and gas fitter makes or any construction guys, electricians, framers. Is construction booming
Those are good questions. Almost 40% of the homes on the market are new construction, and many contractors often tell me they have more work than they can handle. As of this post, there are 1,662 new homes on the market, with tons more in the process of being built. Regarding pay for those specific positions, like in most places, the range will be pretty extreme depending on several factors like whether a person has their own company, works for someone, how many jobs they work each week, their level of experience, if they are licensed or not, etc. For example, I see job postings for a plumber that pay as little as $12/hr and another that pays between $1,000-4,000 weekly. There are several contractors I know who make well over 6 figures. I hope this helps.

I was trying to go to the Greenville County website but I live in AZ looking into possibly moving there. how can I run through an example one to see roughly what it would look like? Thank you!
Use this link: www.greenvillecounty.org/appsas400/RealPropertyTaxEstimator/ Find a property that you like in the price range you are wanting to buy a home in, find the parcel ID number on the listing (if you use Zillow, hit the more details button, and it should be under property/details/parcel number) input that number as the map number on the calculator and use around 85% of the sales price as the value in the calculator. If you plan to live in the home it will be the 4% rate, if it’s a second home or investment property it would be the 6% rate. Homes should be pretty similar in that price range across the board outside of homes in the city of Greenville. There are some variances here or there based on the tax code, but downtown Greenville is typically where you’d see significant differences. There is also a vehicle tax estimator on their website and you input your vehicles information for that one.
Great reminders! I had the best dad in the whole world and he made sure to teach me all of these when I purchased my first home, but it's always great to get a "refresher course." One tip I would like to suggest for a possible future video would be to cover signs of water damage and toxic mold. Thank you for another great video.

Thank you so much for comparing and contrasting these 2 cities. I have been waiting for someone to make this exact video! It's interesting that so many people have both cities at the top of their relocation lists when they are really so very different. I am totally a beach person, and unfortunately I have been stuck living in a desert for the past 4 years. All I have been wanting to do is put my toes in the sand and enjoy the relaxing beauty of the ocean. But I have lived on a barrier island in another Southern state and had to evacuate 3 times for major hurricanes which is something one never forgets. I have spent the past year watching videos on both Greevnville and the coastal areas of South Carolina. Something about Greenville has captured my attention even without having the beach. I do follow A Guy and a Golden (Jonathan and Teddy) on youtube and have learned so much about Greenville during Teddy's Tuesday adventures into the city. Never did it cross my mind that Greenville would be impacted by a hurricane, yet a few of my friends and acquaintances have family who live in the greater GVL area and were impacted by Hurricane Helene (wind, rainfall, power loss, etc.). And I also know Greenville is not that far from Asheville which was devastated. Would it be possib;le for you to share a few comments about how hurricanes affect GVL? The lack of hurricanes was at the top of my Pro List for Greenville. I am sure insurance prices will be going up in both Greenville and at the beach cities after such a major storm. Tourism and traffic congestion are two of the biggest cons for me (after hurricanes) for the greater Myrtle Beach area which are definitely on the pro list for GVL. Which city would you consider to be the most dog friendly (this is at the top of my relocation "must haves") and which area would it be easier to meet people if retiring is part of the relocation plan? Thank you so much for responding to my many questions. My house is now listed and I hope it will sell soon. I have been working on a relocation plan for almost a year and then Hurricane Helene entered the picture. I do hope you and your family are safe and were not affected too badly.

I would add the need to review seller disclosures and fund inspectors for plumbing, electrical, HVAC including ducts, termites, boron, roof assessment, dryer venting, storm drains, water quality, septic, siding integrity, basement drainage, EMF, etc.

Provide address or at least names that can be used to lookup locations on Google map; Show less of your face and more of the locations. Provide your own photos and videos, not the canned stuff you can pull off the web.
I don’t know where you get you real estate tax information. I pay 5000/ year, and my insurance alone over 12k.
I am guessing you are located in Florida. Which is often what I hear from clients that move from that area. Since insurance costs vary vastly within a given state and varies by the value of what is being insurance, I used overall state averages for insurance that I found. I gave the whole formula in the video. As far a property taxes go, there are a lot of variables involved in that as well, which is why I used the Wallet Hub study that looked at percentages of income in the video when I discussed taxes. Just as an example insurance in Charleston/Hilton Head compared to Greenville is substantially higher due to being at the beach, flooding, hurricanes, etc. I know the same applies to Florida, as I’ve had clients in FL tell me they spend over $20,000 for insurance per year, and I’ve had others tell me they spend under $3,000 a year but it was location dependent.
Is the Swamp Rabbit Trail ever going to extend beyond the current end point in Travelers Rest?
There is a 2 mile extension plan to the YMCA in TR. www.wspa.com/news/local-news/2-more-miles-added-to-swamp-rabbit-trail-in-travelers-rest/ Construction started in June and is supposed to be completed by the end of the year. As far as any additional extensions in TR, I am not aware of anything pending or proposed at this time. That does not mean that it won't happen in the future though as Greenville continues to grow.

How bad is crime, theft, vandalism? Are squatters a problem? Are there homeless on the streets? Do the cities take action right away or do they drag their feet?
Good questions, unfortunately by real estate licensing law crime is something I’m not allowed to discuss. I’d recommend contacting the local police force or searching on the Greenville County Crime Map to get information on that.
Does the Upstate get extreme weather events like tornadoes, hurricanes, fires, earthquakes, flooding, sinkholes, and how often?
Here is a website that has the recorded natural disasters: www.augurisk.com/risk/state/south-carolina/greenville-county/45045 It is possible for a hurricane to hit the area, but due to how far inland Greenville is the biggest problem is likely going to be heavy wind and rain, which could lead to some flooding. We are technically in an earthquake fault line, and the impacts have been minor in the past if we have one. I’m not aware of sinkholes or large fires (that doesn’t mean there couldn’t be any, but it’s not anything I am aware of). Overall, this is just me speaking as someone who lives here and moved from Charleston. I constantly thought about natural disasters in Charleston, because there was frequent flooding that impacted my day to day, and I was about 1/2 inch away from having my house flooded one time down there. Here I’ve only ever seen an area of our downtown blocked off once due to an insane storm that caused what I would consider minor flooding from my past experiences. The biggest impact that I have in every day life is heavy storms can knock out power or internet from time to time. We get a decent amount of hail so my clients need to file insurance claims for their roof. Outside of those items, I don’t worry unless I’m told to be prepared for something and then I act accordingly.
