I am here to save you all from the Property Investor Bulls*** that is rife. I wouldn't change it for the world but it's certainly not easy!

Hi, great video. Can your advice be applied to this situation? - I am buying a ground floor flat in a victorian conversion of two flats. The flat I am buying is freehold with the freehold including the garden, side access, my flat and the upstairs flat owner who is on a leasehold. It is not a share of freehold. The seller has offered to grant a lease for our flat before offering the freehold to the leaseholders (now us & upstairs) via Section 5 notice. Or instead they can sell us the flat as a freehold with the leaseholder living upstairs. What's best here? I understand your video refers to freeholds for blocks that I assume (?) are unoccupied?
See this is something im interested in, same with property development, but its hard finding on internet where you can do courses on it, without being scammed.

You can do it yes, not many know about the Irrevocable agreements and even harder to find a solicitor who can do it!

Why not get a loan, and buy a home. Rent payments would become loan repayments. Sooner or later, you'll own the property, and enjoy the privilege of land rates, and property tax.

Firstly you’re assuming you can pass for the loan, not easy these days. Second is the HUGE deposit you need plus stamp duty and costs. You then need to pay the monthly’s plus your other bills. THEN you have to deal with the maintenance issues that constantly occur. You’re then hoping that property value increase beats inflation. Not to mention the place you bought is probably not ideal for you and likely just whatever you could afford. I’d rather live in the house I want to, in an area I want to, pay less monthly than the mortgage would be (that’s reality now by the way) have my landlord deal with all the maintenance, pay a very small deposit which I get back when I move. I can then invest in ASSETS which pay me to live there. I have the freedom to move when I want with the security of tenancy meaning most landlords can’t kick me out if I’m a good paying tenant.
@@jackwicksproperty OK, so, what is it? You think it's too hard to get in, or you don't want to get in? With all the advantages you mention, seems you're renting by choice. Why you windging? You're right, why should someone stick their necks out, go into dept, take a risk on a tenant, that may or may not pay the rent, and hopefully won't damage the property. Then when you serve eviction, they get legal aid. When the dust settles, you gotta clean up (including storing their shit for 21 days) and pay to repair your property. $$$$$$ You're right, why would anyone bother?
My question is, if everyone does this strategy will competition be stiff for us newbies?

How about getting your deal team in place? Accountant, solicitor, project manager etc. Do you have to get a team set up from the get go?

If you buy a freehold, mixed use building that has been a shop and flat for many years, with separate addresses, utilities etc, and you want to split the title, is that a paperwork thing only or do you need planning? And would Building control be involved? I assume building control would add a significant amount to the split with new insulation, soundproofing, fire regs etc?
Yep this is super simple paper exercise you just want to ensure you get the specifics of the lease correct, ground rents and management charges. Enough to have a valuable freehold but not too much to lose leasehold values

Great video 👌 The only time this will become the tipping point is when the industry becomes licences and regulated. I quite liked the Barcelona protest. They were making a point, although it’s unlikely many of the tourists they targeted were actually using Airbnb’s!

@@jackwicksproperty I don't stay in air BnB ran by amateurs. I stay in hotels ran by professionals and get proper service, or in a holiday home lent to me as a favor. I want nothing to do with property landlords. In business, we just auto reject them. They usually think they're special because they have a Bentley and £100m in mortgages, but can't pass a Credit and KYC check. Awful people that never stop with the entitled whining. Which is funny because the farm landlords that actually have an entitlement they inherited are a pleasure to deal with.

If you live alone renting might work... But having a family owning is a better choice. 1. More space. 2. Permancy. 3. Long term wealth building block. I purchase a 3 bedroom house in 1974... for 35,000... today it's worth 750,000....
I’ve done it and have a wife and 2 young kids. Double the size of property, much nicer area. Moneys been invested into BTL property meaning long term wealth while covering my rent and living expenses and permanency is actually the opposite of what I’m looking for. I love the freedom and ability to move when we like.

Yep, they say that. Although in this video I talk about investing your cash and we own property, just not the one I live in.
This is some of the worst advise i think I’ve seen posted around buying v renting. Buying your house will always been the best investment you can make, houses will appreciate in value and will be your anchor when you retire. Not everyone wants to travel the world some people are happy where they are. I was paying £1.6k to rent in London , now I’m paying £1.3k for my mortgage. Please never give advice on this topic again
Love this 🤣 at no point did I say it’s for everyone. I will be happily retired in my rental (assuming I don’t just buy later down the line when money isn’t a factor any more) with all of my investment properties paying me a wage and all of my living expenses!
