What kind of detective work did you do to find the agent?
At what point is it best to pay down the mortgage if you are using the interest as a tax write off?
Are they paying just the interest on the HELOC? How are they paying it down and how long does it take? What happens when the repayment part kicks in?
I totally agree with him. But on the other side, contractors also try to make as much as they can. Some guy wanted to charge me 7k to putt epoxy floor and paint the garage lol. I didn't even respond, I just deleted his number

It’s important to emphasize that you aren’t factoring risk when using a HELOC.

@@r3volution685 One of the greatest risk you could take would probably be russian roulette lol. If I’m not dying Im doing it. My risk tolerance is extremely high and when it comes to real estate. Because it’s all about numbers. If you take the time to calculate everything then there is no risk.

I was beginning to ponder this same question about the 70% rule. Being in the military so long, I’ve been drilled to follow rules, so when I see a property that doesn’t meet the 70% rule, I’ve kind of written it off. One of the properties I submitted to you guys a few weeks ago for review didn’t quite meet it and I was looking at like $20-25K profit (if all went well). I didn’t feel comfortable with that spread. With that though, it’s been hard to find properties that will come in above that $30K profit threshold. The cost of borrowing money these days really eats away any profit, same goes for buy and holds I’ve looked at. I guess that’s just the climate and market we live in nowadays.

Yeah, I’m not guilty if there’s a delusional contractor wanting $400 an hour just because he spends more than he can afford. That’s why I keep doing things most things by myself or using automation and help out close friends so those crazy contractors run outta business or decrease their prices to normal

Thanks for the video. Just getting into rental properties and getting familiar with the benefits of a HELOC. Love the idea for rental properties, or for purchasing any cash flow assets. However, I've heard this idea of paying for ALL spending with a HELOC, but I have not been able to justify that as a good idea, in my head. Why put utilities, groceries, daily spending, etc on a HELOC when that has a daily percentage interest rate. Doesn't that mean that I am paying more for utilities, groceries, etc??? What am I missing here???
I agree. I feel it's best to put money that you borrow to be put into appreciating assets.
Look up velocity banking. You can do this same method with a credit card also. You’re paying your expenses off each month.

Question. They mentioned they bought a duplex, single, then a quad all months apart using the heloc. So they had mortgages for all 3 buildings, and the heloc to pay down using their income and rent money correct? Or does the heloc become first lien on those properties?
From my understanding, ALL income and rent went back to the heloc. Then from the heloc they paid the mortgages.
As a tenant who has had mostly good landlords and one bad landlord, the things you're describing don't sound like a bad landlord to me! You're just establishing the relationship as professional and not friendly. A bad landlord is someone who denies and delays repairs, harasses in the hopes of forcing someone to move, makes false claims of damages, etc... that's way different.

Also, buy some Tax Lien Certifactes. And also 0% introductory credit cards. Then, educate your banker on Tax Lien Certificates. When he likes them as securiety, expansion becomes neer infinite.
Being a landlord sounds hard. But I understand that some people just really can't pay.

Who pays for repairs and taxes during the option period? I assume the owner not the tenant
We put in place a 30 day major mechanical warranty by the seller where the seller agrees to handle anything major. Then a home warranty is put in place to help with anything subsequent to that, but the tenant buyer is responsible for the deductible on that warranty and the upkeep and maintenance of the home is on the tenant purchaser. Our buyer treats the home as their own because our goal is to get them that mortgage and title in place and create a homeowner.

total transfer of mortgage to HELOC is not a good idea, HELOC interest is variable.. it may shoot up anytime..

It would have been better to not have her on stage. Yes, he rambled a little and had "gray areas" but her chiming in made it even more apparent instead of masking it. Or they could have coordinated and rehearsed more. Either alternative would have been better. But nothing was more problematic than the guy who kept coughing right next to the mic.
The information was GREAT. HELOs are the way to go. They were disorganized in their presentation. She kept “butting” in and it took away from everything. There is a power struggle in that home it seems.

What do you mean when you say knock down the ceilings in the first couple bedrooms? Is that jargon or are you actually knocking them down and if so what leads you to make that decision?
I believe he's referring to using knockdown ceilings. Knockdown is a type of texture. The look is achieved by spraying, troweling, or rolling drywall joint compound onto walls or ceilings to achieve stalactite-like peaks, then flattening the peaks with a knockdown knife.
@@PINKTVchannel Thank you for that, makes sense. But at what point do you bring in the contractor? Do they come for your initial walkthrough or do they come later to help verify your observations? I would think they might be annoyed being asked to come on every initial walk through, but I’d be worried that a property might get sold before I could get bids from them otherwise
